Smoke Alarm Safety We replace batteries and expired/faulty smoke alarms on the spot. In the case where the smoke alarm is in the incorrect position and needs to be moved, these works will be quoted for separately.

Electrical Safety We will replace standard switches and power points that are damaged or faulty on the spot. When replacements of non standard power points or switches including lights are needed we will provide a seperate quote.

Gas Safety In the case where the gas fitter has identified any emergency gas leak or fault they will provide make safe capping. Any emergency recommendations will be reported and quoted for seperatly.

Under the new laws rental providers (previously referred to as landlords) have certain responsibilities for gas and electrical safety. You must undertake gas and electrical safety checks:

– For all new agreements after 29 March 2021 or
– Where there is a fixed term agreement of more than five years which rolls over into a periodic tenancy after 29 March 2021, must undertake gas and electricity safety checks.

Rental providers must keep, and be able to produce, records of gas and electrical safety checks conducted at the property.

As a courtesy your Property Manager will send a reminder when your safety checks are due.

If you have opted for our PrePay Packaged Services we will automatically conduct the required safety check when it’s due keeping your property compliant and up to date.

Lighting and power circuits that supply socket outlets need to be RCD protected. I this is not the case when checking the switchboard an RCBO installation for theses circuits will be required and quoted for seperatly. A quote for a switchboard upgrade may also be recommended depending on circumstance.

Where possible we will conduct your safety checks on the same day. In the case when schedules do not line up we will conduct Electrical and Smoke checks together and then Gas check thereafter.

Safety Reports will be digitally supplied to your Property Manager within 24 hours of each completed check.
