Information for tenants

Please read the information below to ensure you understand the requirements.

Under Victorian legislation, Rental Providers (landlords) are required to ensure the following safety checks are carried out at the property they lease. Depending on the type of safety check needed, our licensed tradespeople will inspect the following:

Smoke Alarm Safety Check (Every year)

Our Licensed Electricians will need to activate and test smoke alarms and change batteries.

(Approximately 30 minutes)

Electrical Safety Check (Every 2 years)

Our Licensed Electricians will need to access all rooms, including garages, sheds, roof spaces, and outdoor areas. All accessible power points, light switches, electrical appliances and switchboard will be inspected.

Please be aware that the power must be turned off while checking safety switches or for any on the spot repair works.

(Approximately 1-2 hours)

Gas Safety Check (Every 2 years)

Our Licensed Gas Fitters will need to inspect all gas appliances, including heating systems, hot water units, cooking appliances and the main gas line.

BOOKING PROCESS
As your safety compliance checks near their due date, we will contact you and schedule a convenient time. Our appointment times run  Monday to Saturday, from 7AM to 3PM. Please confirm your appointment using the link provided in our confirmation SMS.
APPOINTMENT CANCELLATIONS
If you need to cancel or reschedule your appointment, please let us know at least 24 hours in advance by clicking the link in your confirmation SMS or by emailing us at contact@avonsafe.com.au or on 0478 807 729. This allows us to offer your appointment slot to another tenant on our waiting list.
APPOINTMENT SESSIONS
Our team will make every effort to arrive on time during the agreed time slot. If they are early or running late, they will contact you.
KEY JOBS
If you are unable to attend your appointment, the keys can be collected from your Property Manager, but this must be arranged in advance. Please notify us of any pets that will be present at the property. 
SATURDAY APPOINTMENTS
Appointment times are available between 7 AM and 3 PM. If any gas leaks are detected, your Property Manager will be notified immediately and will arrange for any necessary repairs as quickly as possible.
RECTIFICATION WORKS
If any Electrical or Gas rectification work is needed, an additional appointment will need to be scheduled.
